A small number of unique harbourside buildings are now available for use as restaurants, cafes and bars. These heritage buildings are being offered for the first time.

  • Three buildings are available for lease on Cockatoo Island
  • Two buildings are available at Headland Park, Mosman
  • One building is available at North Head Sanctuary, Manly

Expressions of Interest can now be submitted for any of the six buildings located at Cockatoo Island, Headland Park, Mosman or North Head Sanctuary, Manly.

Buildings at Cockatoo Island

Former Naval Store (Building 124)Former Naval Store, Cockatoo Island, Cockatoo Island

The former Naval store is one of the few waterfront buildings on Cockatoo Island and will become the island's first restaurant. The store was built in 1901 and has Harbour Bridge views, heritage fixtures, high ceilings and ample outdoor dining areas.

Initially occupying the ground floor (434 m² GLA) and outdoor areas (approximately 400 m²), the restaurant has the potential to expand to the first floor (434 m² GLA) at a later date.

Electrical Assembly Shop (Building 118), Cockatoo IslandInterior of the Electrical Assembly Shop

With a majestic ceiling height of just under 12 metres, this waterfront building is ideally suited as an atmospheric microbrewery or wine bar. The Electrical Assembly Shop (619 m² GLA) is adjacent to the Bolt Wharf and provides unique harbour views.

The adjacent apron can also be leased to incorporate additional outdoor seating and shade structures (approximately 800 m²).

Building 135, Cockatoo IslandBuilding 35 on Cockatoo Island

A kiosk is planned for the ground floor of Building 135 and will replace the existing Muster Station Cafe. With an area of 37 m² plus an external covered area of 58 m², Building 135 is close the island's main access point, the Parramatta Wharf. The new kiosk should provide good quality fast food and beverages and operate seven days a week with extended opening hours during summer. Basic event and group catering should also be provided.

Buildings at Headland Park Mosman

Building 5, Georges HeightsInterior of Building 5, Georges Heights

A newly refurbished heritage-listed building with magnificent views across Georges Heights parade ground to North and South Heads, Building 5 would suit a cafe/retail user. A strong existing client base is already in place with surrounding buildings full leased. The building has an open plan layout (161 m² NLA) with deck (125 m²), high ceilings, exposed trusses, concrete floors and timber barn doors. Abundant natural light with glass bi-fold and skylights complements the clean contemporary look with new amenities and full air conditioning. This unrefurbished gatehouse building is adjacent to Middle Head Oval and commands striking views towards Balmoral Beach. It would suit a kiosk operator looking to service Middle Head visitors, including sports and walking groups, beach-goers as well as the forthcoming office communities at the neighbouring former Australian School of Pacific Administration and Ten Terminal precincts. HMAS Penguin is also close by.

Buildings at North Head Sanctuary, Manly

Officers' Mess GarageOfficers Mess Garage

This former School of Artillery is moving progressively towards its new role as part of the new North Head Sanctuary, and is also in strong demand for a range of short-term uses. These is now a need for a food and beverage kiosk to service the needs of visitors and tenants. The Officers' Mess Garages (57 m² NLA) are centrally located in the precinct overlooking the parade ground and the former School of Artillery grounds to the rear. Outdoor seating areas are available.

The building has peach-coloured facebrick walls, concrete slab floor and olive-coloured Colorbond steel roof sheeting. It has three wooden slat roller shutters in the north-western front facade. The interior of the building has subdivisions of plywood faced timber stud walls which creates two storage rooms. The remaining larger space has a concrete floor with a central sump and suspended fluorescent lamp fittings.
